When you walk into 21 Black Spring Road, you’ll feel it—that special, inexplicable feeling of refuge, joy and tranquility. There’s a literal and figurative warmth pouring in from the large living room windows; it envelops the entire space. It’s a retreat. It’s a place where you can clear your head and feel grounded. It’s good for the body and the soul.
“The first time I walked through the door, I said, ‘This is the house I want,’” says Greg Witzman, an interior designer and owner of Greg David Interiors. “I was searching for the perfect house for several months, and the second I walked in the door, I just knew this was our new home. I knew what it could be.”
Witzman had a vision for this mid-century modern home. Having worked in the interior design industry since he was a teenager and holding a master’s degree in architecture, Witzman approached the house as he approaches all projects: focusing on the composition of each room individually as well as how they relate to each other. Everything, Witzman believes, should be balanced. Right away, he knew he needed to reconfigure the layout on the main floor, transform the basement into a fully usable space, and create a backyard oasis.
“This home doesn’t just check off features; it evokes a feeling,” says Cate Bauer, a licensed real estate agent at Compass. “Like Greg, I had a similar reaction the first time I stepped inside. The home has such a good vibe, and you feel it as soon as you walk in. It’s not trying too hard; it’s a very functional house that has been thoughtfully designed and curated. It’s the kind of space that commands your attention without asking for it, which, in my opinion, is the mark of true quality.”
A Family Oasis
Witzman gave the first floor a comprehensive renovation, including new 7-inch hardwood floors throughout, a gourmet chef’s kitchen equipped with top-tier appliances, and he transformed the large game room into a guest bedroom/bathroom and a separate office, complete with a full-length sliding door to a spacious outdoor deck. But what makes the home special is the large, double-height living room with its floor-to-ceiling windows. “During the winter, there’s amazing direct sunlight streaming into the living room,” says Witzman. “So, when I’m stressed, I’ll give myself what I call a vitamin D session. I’ll just lie on my couch and let the sun hit my face for 10 minutes; it fully transforms my mood and gives me energy.”
“The lower level was originally a deep two-car garage and a dark basement, but the family needed more space,” Bauer explains. “So he converted it to a fully livable area with a mudroom, a gym and a large play area, making the home around 4,500 square feet. There are also several sizable storage closets, a laundry room and a full bathroom. And the floors are polished concrete with radiant heat.”
“They’re beautiful,” Witzman adds. “You can see all the textures and the colors. Plus, I added two large sliding glass doors to the backyard that allow tremendous light to flow in. It’s such a comfortable, warm and relaxing space; it doesn’t feel like a basement at all. It gives us the space we need, and it serves as a relaxing place we enjoy.”
Throughout the house, Witzman’s eclectic design style is a true reflection of his family’s life and experiences. He also believes furniture should add to the space, not blend in, and it should have room to breathe; rooms shouldn’t be too cluttered. So, Witzman used the mid-century architecture as a backdrop, infusing various items to create a warm and inviting home. “It’s about bringing personality and various textures into the home,” he explains. “A lot of the warmth in our home comes from the knotted, beautiful wood ceilings and beams.”
Stress-Free Living
So, what does a perfect weekend look like at 21 Black Spring? “It’s when we wake up, and the kids almost immediately want to go to the pool,” Witzman begins. “But first, we all have breakfast on our huge back deck. Then we’ll go down to the pool and either come back up to the house for lunch or bring it down there. Friends will come over in the afternoon, and we’ll hang out at the pool. Sometimes, the adults lounge on the pool’s 20-foot stairs, sip a cocktail and enjoy a beautiful sunset while the kids play in the water.”
The pool is the centerpiece outside. Witzman’s goal was to have sunshine on the pool throughout the day, and the 20-foot by 40-foot heated Gunite pool with a PebbleTec finish and full-length steps does just that. Surrounding the pool is an Ipe wooden deck that doesn’t burn little feet. From the pool, you can look down to the yard, the pond, and a meadow of wildflowers— all while listening to the trickling stream that runs through the property. Or you can turn around and look up at the house, which Witzman says is his favorite angle of the home and one you can only see while at the pool. The backyard truly serves as a mini wellness retreat for his family and their friends.
When the weather isn’t warm enough for the pool or they want a change of scenery, Witzman and his family walk (or drive) to Ward Pound Ridge Reservation for a hike, or they drive over to Bedford Post Inn for a meal, which is just 2½ minutes away. “What makes their location unique,” says Bauer, “is they’re about five minutes from everything — Bedford, Katonah, Pound Ridge — and yet, when you’re there, it feels like you’re a world away. Set on nearly 5.5 acres, the setting is deeply private and peaceful, but not remote. That combination is almost impossible to find.”
“We are constantly going to downtown Katonah, downtown Bedford and Scotts Corners in Pound Ridge,” Witzman adds. “We just feel like we are in the center of everything, and we utilize all of it.”
So why is Witzman selling? It’s simple, really. “He has a wandering eye,” jokes Bauer. But Witzman acknowledges that’s true. “I’m literally looking at real estate every day,” he says. “This isn’t the first home I’ve renovated, and I’m ready for my next project. But we plan to stay in the community. We’re happy here; it’s a healthy lifestyle for our family, and it’s become our home.
